Why do I need a house inspection?

If you are buying or selling a house then you understand the time and money that is going into the venture. With that said, the reason you need a house inspection is to save you time and money. When you have an experienced home inspector, they will notify you, the buyer or seller, of any not previously seen or not obvious defects that may exist with the property. These deficiencies, be it damages or normal wear and tear, can reduce the value of the home.

As a buyer, you will want to know about these issues because you should not be stuck with defects that you are going to have to fix. Instead, you may be able to lower the price or even walk away from the deal if the defeciencies are too much. As a seller, if you know about the deficiencies ahead of time, you will be able to have them repaired before the house even goes on the market.

What is a Home Inspection?

The home inspection is a comprehensive examination of all accessible mechanical, structural and electrical components of a home. All things that are accessible to the inspector are visually inspected and reported in a detailed report that is given to the buyer or seller at the end of the inspection. Inspectors concentrate on both minor and major areas of the home; that is, an inspector will visually examine everything from the basement to the roof and all things in between. How much time does it take?

As it was mentioned in the previous answer, the time can vary greatly depending on the size of the house and other factors. These other factors would include the condition of the house, the age and any extra amenities that are available. Those would be things like a swimming pool or spa. Brian Moxley is proficient, and works very hard to get the inspection done as promptly as possible. He also uses some of that time to answer questions about the process of inspection or any results that were found.

How much time does it take?

Do I have to be at home while you are inspecting?

It is strongly recommended that you be at the home during the inspection so that you can get as much information as possible about the findings. When you are home during the inspection, it allows the inspector the opportunity to show you the defects instead of just telling you about them.
